These terms govern your use of dpaestimator.com — the state assistance directory, the eligibility estimator, the buyer answers, the embeddable widget, and anything sold through the site. Using any part of it means you accept them. If you do not, stop using the site.
The estimator applies published mortgage underwriting conventions to figures you type in. It caps total housing payment at 31% of gross monthly income and total debt at 43%, solves a standard 30-year amortisation for the resulting loan, and adds property tax and insurance at national-average rates of 1.1% and 0.35% of price per year. Those averages are placeholders, not your county figures. The interest rate is the one you set on the slider, not a rate quoted to you by anyone.
Change any one of those assumptions and the answer changes, sometimes by tens of thousands of dollars. Treat the output as a starting range for a conversation with a lender, never as a number to plan a purchase around.
When the estimator names an assistance program alongside your result, it is saying that a program exists in that state whose published shape could apply to a buyer in your circumstances. It is not saying you qualify. Income ceilings, credit-score floors, purchase-price caps, first-time-buyer definitions, occupancy conditions, homebuyer-education requirements, approved-lender panels and, decisively, whether the program currently has funding are all set by the administering agency and can change without notice. Verify on the agency page linked from every state page before you act.
Each state page names one program: the one administered by that state housing finance agency where a statewide program is the practical default, and otherwise the program reaching the largest number of buyers in that state. Two consequences you should know:

Nothing on this site is mortgage, financial, tax, legal or investment advice, and no relationship of adviser and client is created by using it. Before committing to a purchase, take advice from a licensed loan officer and, for assistance programs specifically, from a HUD-approved housing counsellor — that counselling is free.

These terms may be updated; the last-updated date reflects the current version, and continuing to use the site after a change means you accept it.
