Privacy Policy

This policy describes what dpaestimator.com does with information when you use the state assistance directory or the eligibility estimator. It is written to describe what the site actually does, service by service, rather than to cover every possibility in the abstract.
In one paragraph: the estimator runs entirely inside your browser and your income, debts and savings are never sent anywhere. The site collects an email address in exactly one place — the optional report form on the calculator page — and never sells it. Google Analytics and Google AdSense do run on every page, and they set their own cookies; sections 3 and 4 name them and tell you how to switch them off.
1. What you give the site directly
- Estimator inputs — income, monthly debts, savings, credit band, state and the rate you set. These are read by JavaScript running on your own device, used to draw the result on screen, and discarded when you close the tab. They are not transmitted to any server, not written to your device, and not visible to us. Printing or saving your result uses your browser's own print function and involves no upload.
- Your email address — only if you choose to submit the "email me my report" form on the calculator page. It is optional; every result is shown in full without it. No other page on this site, including any of the fifty state pages, contains a form.
The site sets no cookies of its own and writes nothing to local storage. Any cookie in your browser from this domain's pages was set by one of the Google services in section 3.
2. What is collected automatically
Standard web-server request logs (IP address, timestamp, page requested, referrer, user agent) are produced by the hosting infrastructure that serves these pages, as they are for any website. They are used to keep the site running and to investigate abuse.
3. Third-party services actually running on this site
Four, and no others. Each is named with the identifier it runs under so you can verify it in your browser's network inspector.
- Google Analytics 4 — measurement ID G-85RPKEWRQP, loaded on every page. It sets its own cookies and receives your IP address, the page you are on and the page you arrived from. It also records five interaction events, and one of them carries data derived from what you entered. Every time the estimator calculates, a calculate event is sent containing state (the state selected in the dropdown, for example OH) and est_price (the affordability figure the calculator produced, rounded to the nearest dollar). est_price is not a figure you type, but it is computed from your annual income, your monthly debt payments and the interest rate you set, so it does approximate your borrowing capacity. The other four events are pdf_download, email_capture, tripwire_click and upsell_click; they carry nothing about you beyond the site-version label site_variant, which is attached to every event, plus a fixed product price on the two click events. What is not sent to Google Analytics: your annual income, your monthly debt payments, your savings, your current rent, your monthly savings amount, your target purchase price, your credit-score band, and your email address. Google Analytics is not used to identify you.
- Google AdSense — publisher ID ca-pub-3151473770988665, loaded on every page to serve the advertising slots, which are labelled where they appear. Google and its partners may use cookies or similar identifiers to select and measure ads, and may serve personalised advertising based on your prior browsing. Google's own explanation of this is at policies.google.com/technologies/partner-sites.
- Google Fonts — the page's typefaces are fetched from fonts.googleapis.com and fonts.gstatic.com, which means Google's font servers see your IP address when a page loads.
- MailerLite — email delivery, used only if you submit the optional report form. Your address is stored on MailerLite's systems under their terms and is used to send the report you asked for and a short educational sequence about assistance programs. Nothing else on the site talks to MailerLite.
There is no third-party video embed on this site: the walkthrough video is a file served from this domain, so watching it tells no one else that you did. There is no live chat, no heat-mapping, no session recording, no social widget, no advertising pixel from any network other than Google's, and no affiliate tracker — the affiliate link slot in the code is currently empty and nothing is being tracked through it.
4. Turning the tracking off
- Advertising — personalised ads can be switched off at Google My Ad Center, and industry-wide opt-outs are at optout.aboutads.info. Switching them off does not remove ads; it removes the personalisation.
- Analytics — Google's browser add-on at tools.google.com/dlpage/gaoptout blocks GA4 across all sites.
- Everything at once — a content blocker or a browser that blocks third-party scripts will stop all four services above. The directory and the estimator work normally with all of them blocked; nothing on this site depends on them.
5. Payments
The optional paid guides are sold through Gumroad. Choosing one sends you to a Gumroad page, and everything from that point — the checkout, your card details, the receipt — happens on Gumroad under Gumroad's own privacy terms. No payment details are ever entered on, transmitted through, or stored by this site.
6. What is never done
- Your email address is never sold, rented, traded, or passed to a lender, broker, agency or lead buyer.
- Your estimator figures are never stored, so there is nothing to sell even if we wanted to.
- No profile is built about you, and no one is contacted on your behalf.
7. Outbound links to agencies
Every state page links to the housing finance agency that administers the program. Following one takes you onto a government or agency website that has its own privacy practices and its own trackers, over which this site has no control and no visibility.
8. Your rights
- Unsubscribe — one click, from any email sent to you.
- Access or deletion — email the address in section 10 and your record will be removed from the mailing list. Because the estimator stores nothing, there is no calculation history to request or delete.
- Regional rights — if the GDPR (EU/UK), the CCPA/CPRA (California) or a comparable state privacy law applies to you, the rights it gives you to access, correct, delete, or object to the sale or sharing of personal information are honoured. There is no sale of personal information to opt out of, and no targeted-advertising sharing beyond the Google services named in section 3.
9. Children
This is a reference tool for adults making housing decisions. It is not directed to children, and information is not knowingly collected from anyone under 13.
10. Changes and contact
